A variety of projects we have managed are outlined below for your interest:

Freehold acquisition – formal (legal) transaction – Cambridge
Leasehold Solutions was asked to coordinate the purchase of the freehold by one of the owners at this converted school building consisting of thirteen flats. Leasehold Solutions organised the funding of the valuation by seven of the owners, with a view to agreeing a price with the freeholder informally.

The freeholder was unwilling to negotiate on this basis and it was therefore necessary to serve an Initial Notice to compel the freeholder to sell the freehold. Ten of the owners took part in the serving of a Section 13 Initial Notice, a reasonable price was agreed a few months later and the freehold acquisition transaction completed.

Bulk lease extensions – informal transaction – Kent
Leasehold Solutions was asked by one of the owners at this block of 16 in Belvedere, Kent, to organise the collective purchase of the freehold. The leases were 68 years and therefore the value of the flats was starting to decline in value at an exponential rate.

Although the freeholder was willing to sell the freehold, there were not enough flat owners willing or able to take part in the transaction for it to be an affordable proposition for the remainder. Therefore Leasehold Solutions re-negotiated bulk lease extensions for those wishing to extend their leases. Nine of the 16 flats took part and the transactions completed.

Freehold acquisition– informal transaction – London
One of the owners at this block of 18 flats in Bermondsey, London, contacted Leasehold Solutions via the Internet. He was aware that the leases were still above 80 years and that it would be prudent to organise the purchase of the freehold before the leases fell below 80 years and thus marriage value became payable.

The freeholder was willing to sell the freehold informally and 16 of the 18 owners took part (89%). This was a higher level than anticipated and therefore each participant received a refund.
