Freehold acquisition – formal (legal) transaction – London
The flat owners of a property in South Kensington's Onslow Square contacted Leasehold Solutions after receiving Section 5 Notices from their freeholder, The Wellcome Trust, giving them the 'right of first refusal' to purchase their freehold.

Leasehold Solutions managed the entire project, including coordinating the initial valuation, serving relevant legal Notices, setting up a freehold company, contacting absentees and negotiating with the freeholder. 16 out of 26 flats in the building took part and the transaction completed on schedule, just a few months after receipt of the Section 5 Notices.

Freehold acquisition – informal transaction – West Sussex
The estate management company of a block in Haywards Heath, West Sussex invited Leasehold Solutions to its AGM to discuss how the flat owners could benefit from our service.

The freehold had already been offered to the flat owners for approximately £90,000. Leasehold Solutions instructed a firm of valuers, which managed to negotiate a reduction of approximately £18,000. Having agreed this price with the freeholder, Leasehold Solutions wrote to all the flat owners inviting them to take part, providing a complete breakdown of all the costs involved. A total of 42 flat owners (82%) took part, which was higher than anticipated, and the cost per participant was therefore significantly lower than originally quoted.

Lease extensions – informal transaction – Kent
Leasehold Solutions identified this property in Bexleyheath, Kent as having leases nearing the critical 80-year mark and approached the freeholder to establish whether they were prepared to negotiate the sale of the freehold or lease extensions informally on favourable terms to those offered to individual flat owners.

Although the freeholder was unwilling to sell the freehold, they were willing to negotiate on bulk lease extensions. The flat owners were already responsible for the management of the property and therefore pursuing the outright purchase of the freehold was not necessary. Leasehold Solutions put together a competitive fixed-price package and one-third of the flat owners took advantage of the offer.
